Kitchen remodel in Grand Rapids, Michigan with gray shaker cabinets, a white quartz island and a stainless steel range
Kitchens

Kitchen Remodel Cost in Grand Rapids

Investment starts at$36,000 – $90,000

A kitchen is the biggest swing most homeowners take. Where you land in that range comes down to eight choices.

Your choices on the items below decide where your kitchen lands in this range:

  • Cabinets. Reface what you've got, go semi-custom, or build full custom woodwork.
  • Countertops. Laminate and butcher block cost less. Quartz and exotic granite cost more.
  • Appliances. Standard stainless steel, or pro-grade built-ins if you really cook.
  • Layout changes. Keeping your footprint is cheaper than removing walls for an open concept.
  • Plumbing and gas. Moving a sink or range, or adding a prep sink to an island, means new lines.
  • Backsplash and finishes. Simple ceramic tile, or custom glass and full-slab stone.
  • Flooring. Luxury vinyl plank costs less than site-finished hardwood or porcelain tile.
  • Smart features. Charging stations, smart faucets, and app-controlled lighting.

Bathrooms

Bathroom Remodel Cost in Grand Rapids

Investment starts at$20,000 – $50,000

Bathrooms are small rooms with a lot going on. Plumbing, tile, and waterproofing all live in a tight space, so the details drive the price.

Your choices on the items below decide where your bathroom lands in this range:

  • Fixture quality. Off-the-shelf hardware, or designer faucets and rainfall showerheads.
  • Layout changes. Keeping the plumbing where it is costs less than moving the toilet or shower.
  • Tile complexity. Basic subway tile, or mosaic patterns and floor-to-ceiling natural stone.
  • Shower and tub. A custom walk-in, a curbless shower, or a freestanding soaking tub.
  • Cabinetry. Prefabricated vanities, or custom-built storage made for your space.
  • Electrical and lighting. Vanity lighting, recessed cans, and smart mirrors.
  • Luxury add-ons. Heated floors and high-end ventilation fans.
  • Structural repair. Hidden water damage or mold we find during demolition.
Finished basement in Grand Rapids, Michigan with a family room, wall-mounted TV and recessed lighting
Basements

Basement Finishing Cost in Grand Rapids

Investment starts at$56 – $82 per sq ft

A 900 square foot basement usually runs about $50,000 to $74,000.

We price basements by the square foot because they scale predictably. The base range already includes finishes and materials we'd choose for our own homes.

Your choices on the items below decide where your basement lands in this range:

  • Bathroom or wet bar. Adding plumbing for a bath or kitchenette raises the cost per square foot the most.
  • Egress windows and walkouts. Cutting through concrete is a major driver, and it's required for a legal bedroom.
  • Ceiling style. Finished drywall, a drop ceiling, or an industrial painted-out open joist look.
  • Subflooring and waterproofing. Moisture barriers and raised subfloor systems keep the space dry and warm.
  • Framing and insulation. Standard fiberglass batting, or high-efficiency spray foam and rigid board.
  • Custom built-ins. Entertainment centers, bookshelves, or storage tucked under the stairs.
  • Electrical and tech. Dense recessed lighting and wiring for a home theater or gaming zone.
  • Foundation condition. Walls that need crack repair or leveling before we can start finishing.
Two-story home addition in Grand Rapids, Michigan with matching olive siding, new windows and a railed entry stair
Additions

Home Addition Cost in Grand Rapids

Investment starts at$155 – $350 per sq ft

A 400 square foot addition usually runs about $62,000 to $140,000.

Additions cost more per square foot than anything else we build. You're adding a foundation, a roof, and new systems, not just finishing a space that already exists.

Your choices on the items below decide where your addition lands in this range:

  • Foundation type. A concrete slab, a crawlspace, or a full poured-concrete basement extension.
  • Roof-line integration. Tying the new roof into your existing one so it looks right and never leaks.
  • HVAC capacity. Whether your current system can handle the extra space or you need a dedicated unit.
  • Exterior matching. Sourcing siding, brick, or stone that matches the original house.
  • Structural changes. Steel beams or headers when we remove load-bearing walls to open things up.
  • Windows and doors. Matching style and efficiency, especially for large walls of glass or sliders.
  • Utility extensions. Running new electrical, plumbing, or gas lines out to the new wing.
  • Permits and engineering. Architectural drawings, structural stamps, and local permit fees.
Composite deck in Grand Rapids, Michigan with a white pergola, outdoor sectional and a fire table overlooking a pond
Decks

Deck Cost in Grand Rapids

Investment starts at$40 – $80 per sq ft

A 320 square foot deck, about 16 by 20 feet, usually runs $12,800 to $25,600.

Michigan weather is hard on decks. What you pick for decking and railing decides both your price and how much work you'll do every spring.

Your choices on the items below decide where your deck lands in this range:

  • Decking material. Budget-friendly pressure-treated wood, or low-maintenance composite and PVC.
  • Railing system. Standard wood pickets, or modern cable, glass, or aluminum railing.
  • Design complexity. Simple rectangles, or multi-level designs, curves, and picture-frame borders.
  • Height and foundation. Ground-level decks, or second-story decks that need extra support and stairs.
  • Site preparation. Flat, easy-access yards versus sloped terrain that needs grading or excavation.
  • Built-in features. Benches, planters, or a custom fire pit area.
  • Lighting and power. Post-cap LED lighting, stair lighting, and outdoor outlets.
  • Roofing and coverage. Adding a pergola, gazebo, or permanent roof over the deck.

Change orders. If we open a wall and find water damage, old wiring, or anything else outside the original scope, that's a change order. It's the only thing your quoted price doesn't cover. Straight answers

Pricing Questions, Answered

How much does a home remodel cost in Grand Rapids, MI?

It depends on the project. Kitchen remodels run $36,000 to $90,000 and bathrooms run $20,000 to $50,000. Basement finishing is $56 to $82 per square foot, decks are $40 to $80 per square foot, and home additions are $155 to $350 per square foot.

What's included in your prices?

Design, planning, demolition, cleanup, labor and materials are all included in the price we quote. The only thing not covered is a change order, which is work we find after the project starts that wasn't part of the original scope.

Why do you publish your prices when other contractors won't?

Because you deserve a real number before you invite anyone into your home. Most contractors won't talk money until they're standing in your kitchen. We'd rather go first so you can decide if we fit your budget.

Why are basements, additions and decks priced per square foot?

Those projects scale with size in a predictable way, so we price them by the square foot with a base range that already includes high-end finishes and materials. Kitchens and bathrooms vary too much in size and scope, so those start at a set price range instead.

Is the in-home estimate really free?

Yes. We come to your home, look at the space, talk through what you want, and give you a price. There's no charge and no pressure to hire us.

What is a change order?

A change order is work that falls outside the original scope of your project. It usually comes up when we open a wall and find something nobody could see before, like water damage or old wiring. We tell you what it costs before we do the work.

Can I remodel for less than your starting price?

Our ranges start where they do because of the quality we build in. If your budget is under the range, tell us at the estimate. We'll be straight with you about whether we're the right builder for your project.

Do you offer financing?

Yes. Financing options are available. You can read about them on our financing page or ask about it during your free in-home estimate.
